10 Acres Placerville Area with Creek on the property


This property is located in the Placerville California area near Finnon Lake. It is approximately 9 miles north of Placerville. It is within walking distance to Finnon Lake. Horses and farm animals are allowed in this area. Lots of riding trails and other activities in the area.

The property itself is gently rolling to flat with 95% to 100% all usable land. A small Creek runs through the middle of the property as seen in the photos. It has Oak and Pine Trees and other various trees and wild flowers.

There are approved Building plans of a modern home that the prior owner was planning to build approximately 5 years ago.

There is electricity and a well on the property with pressure tank

Also a small concrete building pad (approx 12 X 12) for what would probably be good for a utility shed

It is actually one of the best parcels in the area in which the developer of the area back in 1982 retained this parcel for himself and recently sold it off in 2003, but was subsequently foreclosed from the buyer and now is being sold by the lender. It is possible that there may be some “Owner Financing” available to a new buyer.

The road leading to the property is a good wide (40’) gravel for 3 tenths of a mile from the paved Rock Creek Road. There are two roads leading into the property with the first being Mosquito Road and it is approximately 9 miles by this way. This way in is a smaller road with hairpin turns and crosses over the American River on the way to the property. This would probably be the road mostly used for daily car commutes. The second road is Rock Creek Road which is approximately 14 miles from Placerville, which is used for large construction trucks such as cement trucks, lumber trucks, or other diesel semi’s. This way in is several streams and waterfalls and lots of views of the American River Canyon and the River.

It mostly consists of 5 to 40 acre parcels in the development. Lake Finnon is approximately ¼ mile away which are shown in the First 5 photos. At Finnon Lake there is Camping, Fishing, boat rentals, and a small restaurant.

The next 9 photos are of the drive way that was cut in “on” the property. This driveway leads from the edge of the property to what I would consider the best building pad site for a home and with great views. The driveway is graveled, but needs to have the weeds cut down. Any regular 2-wheel drive car can easily pass on the driveway just the way it is.

The next 1 photos is of the East side property that is fenced and shows only a rough, and possibly only a maintenance trail to check the fence.

The next 3 photos are of the Gravel Road leading to the property from the paved county road. This distance is 3 tenths of a mile.

The next 4 photos are of the 40 acre parcel to the west, which is all grape vineyards as seen in the photos

The next 1 photo is of large quarts crystal rocks that are “on” the property. Recently there was one of the largest quarts Crystal rocks found in the western part of California just two parcels away (20 acres away)

In summary, this is a great 10-acre parcel with good access, water, electricity, building pad, driveway, and building plans. It is not too far away from Placerville with plenty of attractions and things to do in the area.
